Rental portions are a building type of their own

In a mill town a house often carries one or two rental portions. Separate entrances, separate meters and water lines, and a structure sized for a floor to be added later are cheap at the design stage and expensive afterwards.

Low ground near the lake drains slowly

Plots on the lower side of town can hold water after heavy rain. The plinth level, the site drainage and the waterproofing are set from the plot levels, not from a standard drawing.
