Appakudal is a panchayat town of about seven and a half square kilometres in Bhavani taluk. Farming still employs a large share of the town, and the Sakthi sugar mill is the other big employer — which gives Appakudal a steady mix of family homes, rental portions and shops.
The town also has a lake, and a good part of the recent civic effort has gone into reclaiming it from encroachment. That is the first thing we check on any plot near it.

Local conditions
Near a lake that is being reclaimed, some land that has been bought and sold is classified as water body or government land. A house built on it can be ordered down, whatever the sale deed says. We check the land classification against the survey records before drawing anything.
In a mill town a house often carries one or two rental portions. Separate entrances, separate meters and water lines, and a structure sized for a floor to be added later are cheap at the design stage and expensive afterwards.
Plots on the lower side of town can hold water after heavy rain. The plinth level, the site drainage and the waterproofing are set from the plot levels, not from a standard drawing.
