Perundurai · Erode district
Factory sheds, houses and institutional blocks on the industrial side of Erode district — supervised by our own people, not sub-let to whoever is free.

Perundurai is a municipality on the Erode–Coimbatore road, seventeen kilometres out from Erode city, and it is the one town in this district where the industrial estate rather than the market decides what gets built. The SIPCOT growth centre here holds processing, engineering and textile units, and around it sits a town with a medical college, an engineering college and the housing that follows both.
That gives us two different kinds of work in the same place — a clear-span shed for a unit inside the estate, and a family house or a rented block in the town. Both run end to end on one contract: drawings, the approval file, construction and handover.
What we build here
Factories, warehouses and workshops built around your process — long clear spans, heavy-duty floors and roofs sized for the loads they carry.
Showrooms, offices and retail blocks planned for footfall, daylight and a fast fit-out, so the space starts earning from the day it opens.
Schools, colleges, hospitals and public offices — built to code, to the academic or clinical calendar, and to take daily crowds for decades.
Clean lines, open plans and honest light — homes designed around how you actually live, in materials that still look new years after handover.
Overhead tanks, sumps, treatment plants and pipelines — watertight construction backed by the pressure testing and certification to prove it.
Roads, drains, retaining walls and full site development — the groundwork every other trade stands on, laid to survive a monsoon and the traffic after it.
Local conditions
Inside the growth centre the land comes with allotment conditions attached — what you may build, how much of the plot you may cover, the setbacks, and the timeline you agreed to build within. A factory building also needs its plans cleared for safety and occupancy, which is a separate file from the local-body one. We establish which consents your plot and your process need before a drawing is issued, because discovering a missing one at commissioning is what leaves a finished shed standing idle.
Much of what runs here is textile processing, and that work is hard on a building in a way a weaving hall is not. Floors have to take washdown and spillage without going soft at the joints, drainage has to fall to the effluent line at a gradient that still works when it is loaded, and the roof has to clear heat and vapour rather than just rain. Built as an ordinary shed with a drain cut in later, it fails at the floor first — so it is designed around the process from the first sketch.
This is not the river alluvium we dig into at Komarapalayam and Bhavani. The ground inland is firm and generally cheaper to found on, but weathered rock sits at shallow depth in places and turns a routine excavation into a breaking job partway through a footing line. We test the plot before quoting so that cost sits in the estimate rather than arriving as a variation.
Questions
Yes — industrial buildings are one of the eight types we build, and an estate plot is ordinary work for us. Bring us the allotment letter and the machine layout along with the plot, because the conditions on that letter shape the building as much as the process does.
Yes. The structure, the floor and the drainage are designed together, with falls set to reach your effluent connection under load and a floor specification that survives washdown. We build the structure and the civil works; the treatment plant itself is specialist equipment supplied and certified by its own vendor, and we set the building up to receive it.
Both. The town side is individual houses, rented blocks and small commercial buildings, and it runs through Perundurai municipality rather than through the estate. A house here gets the same supervisor visiting at every structural stage as a shed does.
About forty kilometres from Komarapalayam, which is inside our normal working radius — Erode city sits between the two and we are on that road most days. Site visits are scheduled around the stages that need inspecting, not around a fixed weekday.
