We do not publish a rate card, and we would rather tell you why than let you assume. A single per-square-foot figure is either so wide that it tells you nothing, or so narrow that it is wrong for your plot — and the moment it is quoted it becomes the number you plan around, which is how a project ends up over budget before anyone has dug anything.

- Anything you change after the drawings are signed; priced and agreed before it is built
Every exclusion is written on the quotation rather than left to surface on a running bill. If a builder will not put that list in writing, that is the thing to ask about — not the rate.

The four things that actually move the number
The ground under the plot
Rock near the surface around Namakkal and Salem makes the excavation dearer and the foundation cheaper. Alluvial soil and a high water table near the Kaveri and at Bhavani do the opposite. On a normal house this swing is worth more than most finish upgrades, and it is invisible until somebody tests the plot.
The shape of the plan
Cost follows wall length and roof complexity far more than it follows floor area. Two houses of the same square footage can differ by a fifth because one is a simple rectangle and the other has six corners and three roof levels. This is the cheapest thing to fix, because it costs nothing at the sketch stage.
Openings, spans and levels
Large glazed spans, cantilevers and double-height volumes all buy structure before they buy finish. They are usually worth it — but they should be a decision you made, not a surprise you found in the third running bill.
How long it takes
Time is money on a site in the most literal way: supervision, plant and preliminaries run whether work happens or not. A job that slips six months on approvals costs more than the same job built quickly, before a single material price changes.

What is the house construction cost per square foot in Erode?
It depends on the finish level and on the plot, and any builder who gives you a firm figure before seeing both is guessing. We do not publish a rate card, because a single number is either too wide to be useful or too narrow to be right. Send us the plot and the drawings and we will put a written estimate against them, with the specification it is based on, so the figure arrives with its reasons attached.
Why will you not simply tell me a rate?
Because the moment a rate is quoted it becomes the number you plan around, and on this ground it is usually the wrong one. Is plan approval included in the price?
Design, plan sanction and the statutory inspections are ours to carry as part of the turnkey contract. Government fees and deposits payable to the local body are at actuals and shown separately, because they are not ours to mark up.
What is not included in a turnkey price?
Typically the land, the compound wall and gate, external landscaping and paving, borewell and sump beyond the standard provision, loose furniture and appliances, and statutory fees and service deposits — which are passed on at actuals and never marked up. Will the price change after work starts?
Only if you change something or the ground turns out different from what the test showed — and in the second case we tell you before we spend the money, not after. Variations are priced and signed before they are built.
