Modern contemporary homes
Clean lines, open plans and honest light — homes designed around how you actually live, in materials that still look new years after handover.
P.N. Patti · Mettur taluk, Salem district
Houses, rental portions and road-front shops in the town panchayat next to Mettur dam — where the thermal station is the neighbour and the Salem road is the frontage.

P.N. Patti — P.N.Patty on the town panchayat's own records — is a selection-grade town panchayat in Mettur taluk, Salem district, on the Mettur–Salem main road about eight kilometres from Mettur and forty-eight from Salem. At thirty-nine square kilometres and some twenty-five thousand people in the 2011 census it is the biggest of the town panchayats around Mettur, and the dam sits right against its boundary.
Farming is still the main occupation, but the Mettur Thermal Power Station is inside the town's working life, and that shows in what gets built: houses with a rental portion or two, small blocks of rented rooms, and shops along the Salem road. We build all of those, and the compact family house on a small budget, from one contract.
What we build here
Clean lines, open plans and honest light — homes designed around how you actually live, in materials that still look new years after handover.
Apartment blocks and mixed-use towers taken up floor by floor, with the structural design, services routing and lift cores planned from day one.
Showrooms, offices and retail blocks planned for footfall, daylight and a fast fit-out, so the space starts earning from the day it opens.
Factories, warehouses and workshops built around your process — long clear spans, heavy-duty floors and roofs sized for the loads they carry.
Overhead tanks, sumps, treatment plants and pipelines — watertight construction backed by the pressure testing and certification to prove it.
Local conditions
P.N. Patti is its own town panchayat, so plan approval goes to the P.N. Patti Town Panchayat rather than to Mettur Municipality, even though the town starts where Mettur ends. A plot in a new layout adds a DTCP step. We confirm the boundary from your survey number before a drawing is issued, because a file lodged with the wrong body is simply returned.
A power station and the contractors around it mean a steady demand for rented rooms and portions. A house designed from the start with separate stairs, meters and water lines, and a frame sized for another floor later, earns from the day it is finished. The same house with a portion bolted on afterwards never quite works.
On the Mettur–Salem road the setback runs from the road boundary and a widening line can move it, so we check that before the shop front is drawn. Towards the dam and the power channel some land is PWD or government land, and we check the classification before you build on it, not after.
Questions
No. It is a separate town panchayat in Mettur taluk, next to Mettur on the Salem road, with its own approval office. We build in both, and we file each plan with the body that actually holds the plot.
Yes. Most of what gets built in a town like this is a compact family house, and it gets our own supervisor at every structural stage. We do not publish a rate; we visit the plot, check the ground and give a written estimate with the specification it is based on.
Yes — shops, shop-with-house buildings and small commercial blocks are one of our eight types, with the setback and access worked out before the plan is drawn.
