Modern contemporary homes
Clean lines, open plans and honest light — homes designed around how you actually live, in materials that still look new years after handover.
Pandiampalayam · Kavindapadi side, Erode district
Houses and farm buildings in a cane-country village a few kilometres from Kavindapadi — with the panchayat and the land record checked before the drawing.

Pandiampalayam — sometimes written Pandiyampalayam — is a village on the Kavindapadi side of Erode district, a short way south of Chandrapuram and about four kilometres from Kavindapadi town, with around 4,250 people at the 2011 census. Erode district has more than one Pandiampalayam, so to be clear: this page is about the one near Kavindapadi and Chandrapuram, in the sugarcane country west of Bhavani.
Most of what gets built here is a family house on a plot the family has farmed for a long time, often with a shed, a cattle shelter or a water tank beside it. We take all of that on one contract — drawings, the panchayat file, construction and handover — and we do not quote until we have seen the plot.
What we build here
Clean lines, open plans and honest light — homes designed around how you actually live, in materials that still look new years after handover.
Independent villas on your own plot or inside a gated layout, with generous rooms, private outdoor space and finishes chosen to outlast fashion.
Factories, warehouses and workshops built around your process — long clear spans, heavy-duty floors and roofs sized for the loads they carry.
Overhead tanks, sumps, treatment plants and pipelines — watertight construction backed by the pressure testing and certification to prove it.
Local conditions
Pandiampalayam lies close to where Gobichettipalayam taluk meets Bhavani taluk and the new Kavindapadi municipality. A few hundred metres decides which office stamps the plan and which taluk appears on the patta, and the two have to agree. We check your survey number against the current record before any drawing is issued, so the file is lodged once, in the right place.
Irrigated sugarcane land sits low and holds water after a wet spell, and a plot cut out of it may still be classified as agricultural. The plinth level and the drainage come from the plot levels, and the classification has to be settled before approval or a bank loan. We tell you which of those apply on the first visit.
A house on farmland usually needs a borewell, a sump and an overhead tank, somewhere dry to store a harvest or equipment, and a hard approach a lorry can use in the rain. We put those on the plan and the estimate from the start rather than adding them later.
Questions
The village near Kavindapadi and Chandrapuram, on the Erode–Gobichettipalayam side of the district. Erode district has other places with the same name; if your plot is at one of them, send us the survey number and we will tell you whether it is inside our working area.
The village panchayat the plot belongs to, with a DTCP-approved layout where the plot has been divided out of a larger piece of land. We confirm the panchayat from your survey number first, then prepare and carry the file.
Yes — an individual family house designed to the plot and the budget is most of what we build in villages like this, and a shed or tank beside it is on the same contract. We give a written estimate after seeing the plot, with the specification it is based on.
