Bhavani stands where the Bhavani river runs into the Kaveri, and much of the town is built on that confluence. It is a smaller market than Erode, which has one useful consequence: work here is mostly individual houses and small commercial buildings for people who will see the finished thing every day and know exactly who built it.

Local conditions
A confluence town has a high water table close to the banks and ground that varies sharply over a short distance. It affects excavation, it affects whether a basement or a deep sump is sensible at all, and it affects the waterproofing spec. This is the one place we will not quote from a plot dimension over the phone.
Bhavani is known for its jamakkalam weaving, and a lot of that work happens in and beside homes rather than in industrial estates. Buildings here often have to do two jobs — living space and working space under one roof, with the power, ventilation and floor loading that implies. Worth designing in from the start rather than retrofitting.
Plans go through the local body for Bhavani within Erode district. The queues are shorter than in the city, which means a well-prepared file can move quickly — and a badly prepared one still waits. We prepare it properly the first time.

Yes, and it is worth planning as one building rather than as a house with an extension. Floor loading, power routing, ventilation and a separate access all get easier and cheaper if they are in the drawing from the first sketch.
Not a problem, but it is a design input. Near the confluence the water table is high and the soil varies over short distances, so we test the plot before we design the foundation — and we tell you what that does to the cost before you commit, not after.
