Modern contemporary homes
Clean lines, open plans and honest light — homes designed around how you actually live, in materials that still look new years after handover.
Modakurichi · Modakurichi taluk, Erode district
Houses, turmeric godowns and road-front shops in a farming town that became a taluk headquarters — with the approval route checked plot by plot.

Modakurichi — Modakkurichi on the assembly constituency and the town panchayat's own records — is a town panchayat of just under twelve square kilometres about seventeen kilometres south of Erode, on the state highway that runs from Erode through Vellakoil to Mulanur, in the 638104 PIN code. Since March 2016 it has been the headquarters of its own taluk, carved out of the old Erode taluk along with Kodumudi. It is a farming town: at the 2011 census most working people here were in agriculture, and Modakurichi block is one of the district's main turmeric-growing areas.
So the buildings follow the land. A family house on a plot that was part of the farm, a godown where turmeric and other produce can wait for a better price, a boiling and drying yard, a sump and overhead tank for the house and the field, and on the Erode road a shop or small commercial block. We build all of it on one contract, from drawings and the approval file to handover, for a farming family on a modest budget as readily as for a trader.
What we build here
Clean lines, open plans and honest light — homes designed around how you actually live, in materials that still look new years after handover.
Factories, warehouses and workshops built around your process — long clear spans, heavy-duty floors and roofs sized for the loads they carry.
Overhead tanks, sumps, treatment plants and pipelines — watertight construction backed by the pressure testing and certification to prove it.
Showrooms, offices and retail blocks planned for footfall, daylight and a fast fit-out, so the space starts earning from the day it opens.
Roads, drains, retaining walls and full site development — the groundwork every other trade stands on, laid to survive a monsoon and the traffic after it.
Local conditions
Turmeric is stored for months and sold when the market is right, so the godown has to hold its value: a raised plinth that a lorry tailgate meets, a damp-proof course that is continuous, a floor that takes stacked bags without dusting, ventilation that keeps the inside dry through the monsoon, and a roof detail that does not drip on the stock. Rodent-proofing is detailed, not hoped for. We design it from how much is stored and how it arrives.
Inside the town panchayat limit the file goes to Modakkurichi Town Panchayat. In the villages around it the file goes to the village panchayat, with a DTCP layout approval where land has been divided. And the villages on the Erode side of the block — Pudur and the Lakkapurams — fall inside the Erode Local Planning Area, so their layouts are checked by the Erode Local Planning Authority. The survey number decides which, and we check it before anything is drawn.
A shop or godown on the state highway has a setback measured from the road boundary and an access that has to work for a loaded lorry turning off traffic. Behind the road the plots are farmland, which means a borewell, a sump and a tank that serve the house and the field, a hard approach that works in the rain, and a plinth set above the ground that floods. We plan the water and the approach on the first drawing, not as extras.
Questions
Yes. Modakkurichi is how the assembly constituency and the town panchayat spell it; Modakurichi is how most people write it. It is the same town, the headquarters of Modakurichi taluk in Erode district, and we build there.
Yes. Storage sheds are one of our eight building types. Designing the godown, the yard and the house together means one set of drawings, one approval file and one mobilisation, and the godown gets the plinth, floor and ventilation that turmeric actually needs.
Modakkurichi Town Panchayat inside the town limit, the village panchayat outside it, and for plots on the Erode side of the block the Erode Local Planning Authority is also involved in layout approval. We check your survey number and carry the right file.
